The Irvine Spectrum Center is anchored by Target, Nordstrom and a large Edwards Cinema multiplex. Office space is leased by the Irvine Company, which promotes Irvine Spectrum as Orange County’s new “tech hub” and its new “Downtown” of office space, with 13 million square feet of office space in over 40 office “communities”. The area also includes apartments, and is immediately adjacent to two other districts that by Garreau’s abovementioned criteria would make them part of the edge city:
- Irvine Medical and Science Complex to the west – contains Cal State Fullerton Irvine Center, Hoag Hospital Irvine and a Kaiser Permanente hospital
- Irvine Technology Center to the east, containing Alton Marketplace (big box center with a Costco and Walmart), the Irvine Transportation Center, with Amtrak and Metrolink train service, and the FivePoint Amphitheater.
Nestled off Irvine Boulevard and bordering Portola Parkway and Culver Drive is Northpark. This neighborhood has beautiful mature trees, 24-hr guard gated security, and a plethora of amenities. There are 1,566 detached homes, 821 townhomes and a variety of condos. You can find more than six different home looks, with inspiration coming from French, Italian and Spanish architecture. There are several swimming pools, spas,a clubhouse, BBQs, playgrounds, recreational areas and parks. Northpark is zoned for Tustin Unified Schools.
Northwood is a community encompassing the northern portions of the city of Irvine, in Orange County, California. It covers the area enclosed by the Santa Ana Freeway, Culver Drive, Portola Parkway and Jeffrey Road.
Northwood, which began construction in the early 1970s, is the only community in Irvine that was developed independent of the Irvine Company. Therefore, it’s the only community that is not completely governed by any homeowners’ association. Neighborhoods like Park Paseo, Park Place, and Woodside do have homeowners’ associations, as well as community pools and jacuzzis. Park Place and Park Paseo share a clubhouse as well.
The area that is now Northwood started off as part of the Irvine Ranch. The Irvine family gave or sold parcels of the area as bonuses and gifts to ranch foremen and other employees. Some 23 chunks of land were held by different owners, who were organized by a single developer who named the area Northwood. More than 60 percent of the homes in Northwood were built between 1977 and 1979 – at one point there were 66 models across 18 tracts on sale simultaneously.
Another community called Northwood Pointe was developed in the late 1990s by The Irvine Company as a companion neighborhood to Northwood.
Like most of Irvine’s villages, Northwood is known for certain unique characteristics, the most prominent of which are the eucalyptus windrows that enclose neighborhoods and line main thoroughfares, and include many of the trees that were planted when the land was farmed, as crop protection against fierce Santa Ana Winds. These windrows are more frequent and closer together in the Northwood area than in other parts of Irvine. Also characteristic of the village are views of the Santa Ana Mountains to the north and a preponderance of single-family dwellings often situated on somewhat larger lots. The “Northwood Loop” pre-dates the “Yale Loop” in the village of Woodbridge and serves as a two-lane neighborhood road through the older part of Northwood, with four segments Northwood, Southwood, Eastwood, and Westwood, bisected North-South and East-West by Yale and Bryan Avenues, respectively.
Oak Creek is a mixture of older (Orangetree) and newer (Ashford Place) Irvine neighborhoods, and retains elements of spaciousness and ageless charm as well as fresh, modern home designs and communities.
Orangetree is a smaller community located in the City of Irvine. It is comprised of detached homes, condos, townhomes, and an affordable condo community. Studio bedrooms currently start around $300,000 which is one of the lowest priced properties in the entire Irvine area. It is located south of Irvine Center Drive, west of Valley Oak Drive and north of Barranca parkway.

Quail Hill is a village in the southern part of Irvine, Orange County, California. The village is named for the characteristic rock formation that adjoins 600 acres of permanent open space. Located next to the 405 freeway, Quail Hill is close to major employment, entertainment and dining areas of the city. Turtle Rock is a neighborhood in the south part of Irvine, Orange County, California, near Concordia University, Irvine and the University of California, Irvine. It is bounded to the north by University Drive and Mason Regional Park, to the east by the Strawberry Farms Golf Club and Ridgeline Drive, to the south by Shady Canyon Drive, and to the west by Culver Drive. Turtle Rock is one of the five “villages” originally forming Irvine; its 1967 founding is commemorated by a sculpture of a turtle in Turtle Rock Community Park, at the corner of Turtle Rock and Sunnyhill Drives. A two-lane internal loop road, Turtle Rock Drive, encircles the village and carries traffic between housing developments and the city’s main streets.
Geographically, Turtle Rock lies in the San Joaquin Hills. Although the highest peak in the neighborhood is also sometimes called Turtle Rock, this hill has no official name. A lower peak to the north, also within the neighborhood, is called French Hill. While it is not entirely clear where the name “Turtle Rock” comes from, there is a rocky outcropping on Rockview Drive at the northern end of the neighborhood (33°39′15″N 117°49′01″W) that is now maintained as part of an association park. This rock has the shape of the front of a turtle’s carapace, and is sacred to the Gabrieleño Native Americans. It is often locally considered to be the origin of the name “Turtle Rock”.
Schools within Turtle Rock include Turtle Rock Preschool, Turtle Rock Elementary School, Bonita Canyon Elementary School, University High School, and Concordia University.
Planning and housing issues within Turtle Rock have been discussed regularly in Southern California newspapers. Henry Irving uses Turtle Rock as one of several test cases for analysis of urban communication.

University Hills is a housing development on the campus of the University of California, Irvine (UCI) in southern Irvine, California, United States, consisting of 1066 for-sale homes and 360 rental units. University Hills was developed by the Irvine Campus Housing Authority, a not-for-profit corporation under the control of the university. UC Irvine developed the area as ” a way to compensate for high Orange County housing costs that can keep a recruit from accepting a job at the university”. The land in University Hills is owned by the University of California and leased to homeowners; terms in the lease limit home ownership to university employees and restrict resale prices so that the homes remain affordable.
University Park is a village in the southern portion of the city of Irvine, Orange County, California near the University of California, Irvine and Concordia University, Irvine. The area was developed as Irvine’s first master-planned community village and contains single-family detached and attached, town-home, and apartment communities in the California Modern architectural style. Woodbridge’s housing development, began in 1975 by The Irvine Company, and most of the developments were completed by the mid 1990’s. In 2013 Woodbridge began development on the first new housing tract in over 15 years, consisting of 48 new homes called The Branches.
Woodbridge covers 2.65 square miles and is divided into two residential sections named after their respective lakes, North and South Lakes. The lakes are great for jogging, walking, fishing, two amazing lagoons each offering beach clubs, sand valley balls, lagoon style swimming pools, boat and kayaks and canoes and pedal boat rentals available, main tennis courts (in addition to 18 tennis courts thought out the communities), broad strip of retail stores, commercial and institutional buildings, fine restaurants, book stores, and much more. The name Woodbridge comes from the two walking bridges on each side of the lakes. In addition to these two one of a kind lakes in Woodbridge, there are a plethora of parks, swimming pools and spas, and plenty of places to BBQ.

Woodbury is a neighborhood of Irvine, California, located from Irvine Boulevard to Trabuco Road, between Jeffrey Road and Sand Canyon Avenue. Despite the similar name, Woodbury and Woodbury East are separate neighborhoods and maintain separate HOAs and amenities.
For non-Woodbury residents, Woodbury has the Woodbury Community Park, a public access park. Within that park are two baseball diamonds, two basketball courts, a soccer field, a community center building, and a 3,000 sq ft Tot-Lot. Woodbury Community Park is part of The Commons.
In the heart of Woodbury is The Commons, a 30 Acre social gathering spot, with a community park, an elementary school, and a 9-acre private recreational facility, with four tennis courts, a basketball court, a beach volleyball court, three swimming pools, a water garden, and a great lawn.
The elementary school located within The Commons is Woodbury Elementary School. All residents of Woodbury and Woodbury East are served by Woodbury Elementary School. Woodbury Elementary School is served by the Irvine Unified School District.

Woodbury also has a shopping center attached to the community, Woodbury Towne Center. It features a Ralphs supermarket, Trader Joe’s, Home Depot, HomeGoods, Michaels and Walgreens Pharmacy. It also has a variety of eateries, such as Starbucks, Chipotle, Subway, Carl’s Jr., Chick-fil-A, Panera Bread, Niko Niko Sushi and The Counter. In addition, there is a Chevron gas station, LA Fitness, AT&T Mobility, Cox Communications Store, Orange County’s Credit Union, Bank of America, Chase, Wells Fargo, Elite Fitness Tae Kwon Do, and Great Foundations Montessori.
