The large majority of homes in the downtown area will be smaller beach homes and historical homes mixed in duplexes, triplex and four-plex apartment buildings.  A lot of these condos will be offered as vacation rentals during the summer and select downtown condos and homes will have great ocean views.

The Coast District in San Clemente consists of single family homes located on the east side of the freeway with a majority of them being two story homes.  Select Coast district homes will have great ocean views.

The majority of homes in the Forster Ranch area will be single family homes with a mixture of some condo developments.  Forster Ranch homes were originally built in the 1980’s with some newer developments built just several years ago.  The majority of the homes have a Spanish & Mediterranean theme consist with the San Clemente theme of being the “Spanish Village by the Sea.” 

Faire Harbor & New Providence offer great condo living and gated Marblehead communities are Highland Light Village, Highland Light Estates, Signal Point, Summit at Highland Light and the Crest community. New communities like Sea Summit at Marblehead currently showcase over 300 homes for sale which started selling homes in the summer of 2015. 

You will also find the North San Clemente Real Estate is a mixture of single family homes and multi-unit complexes on the beach side.  On the east side of the freeway you will also find larger homes with ocean views.

Neighborhoods in Rancho San Clemente include Bella Vista, Brisa Del Mar, Harbor Ridge, Harbor View, Mandalay, Montego, Pacific Crest, Pacific Shores, Rancho Cristanitos, Richmond Pointe, Villa Pacifica, Villagio, and the condo development of Vista Pacifica. The Rancho San Clemente area contains well designed Spanish & Mediterranean single family homes and ocean view condos.  Due to it’s premier location on top of the ridge, the majority of homes in the Rancho San Clemente area will have nice ocean and Catalina island views.  The homes are built around two streets that form a circle:  Calle Del Cerro & Vista Montana. 

There are several luxury communities in the Southeast area that a lot of visitors seem to miss when visiting San Clemente.  Communities like Sea Ridge Estates, Mariners Point & Palacio Del Mar homes are privately located in the hills with great ocean views and minimum freeway noise.  The Sea Ridge Estates area is the only gated community in the area offering stunning custom homes with ocean and canyon views.

Southwest San Clemente is one of the most unique areas of San Clemente with beach close homes that have been custom built as early as the 1920’s with many 2nd residence homes that were built in the 1950’s.  The Southwest San Clemente has become more of a destination for families to live full time with a large number of homes being remodeled in the last 15 years.
