The Reserve Communities
The Reserve is a planned development in the Forster Ranch area of San Clemente. It consists of four gated community tracts of homes built by separate builders. Each of the four communities has their unique architectural style with various floor plans and size of homes. The four communities consist of Reserve South, Reserve North, Reserve East and Reserve West. The communities feature two story homes with great views of the Pacific Ocean, Catalina island and Mountain, Hill and Valley views. The Reserve is a with a variety of amenities, including a pool, spa, BBQs and a clubhouse. Most all of the streets are cul-de-sacs that are tiered in layout, creating some of the best unobstructed views of the San Clemente coastline and city lights. This is a well-established community that dates back to 2002, and construction was completed around 2005. The Reserve East
The Reserve East is a gated community of 97 Single Family Homes built by Pardee Homes from 2003 to 2005. Reserve East contains the newest real estate in Forster Ranch and offers some of the nicest homes and best coastal views in the area. The floor plans range from 2,705 to 3,783 square feet and contain 4 to 5 bedrooms, 2.5 to 5 bathrooms and 3-car garages.
Upgrades are plentiful in Reserve East homes and may include stainless steel appliances and granite countertops in the kitchens, large master bedrooms with walk-in closets and separate showers and tubs, and large backyards that may feature BBQ islands, outdoor fireplaces, trickling fountains and lush tropical landscaping. Reserve East is a gated community with a variety of amenities, including a courtesy patrol and communal areas with a pool, spa, BBQs and a clubhouse. The community has its own children’s playground and entrances to a variety of hiking and bike trails.
The four Reserve communities are the cornerstone tracts of Forster Ranch, and Reserve East offers some of the finest homes to be found in the area. Reserve East enjoys a higher elevation than a couple of the other Reserve communities, so the views tend to be more panoramic and unobstructed from Reserve East. As these are some of the newest homes in San Clemente, custom upgrades and designer touches are prevalent in many of the homes, and there are a lot of community amenities for residents and their guests to enjoy. You would have to look really hard to find things to dislike about Reserve East real estate.
The Reserve West
The Reserve West was built from 2002 to 2004 by John Laing Homes, Reserve West features open floor plans ranging from 2,756 to 3,372 square feet and containing 4-6 bedrooms, 2.5-4 bathrooms, and 2-to-3-car garages. HOA dues rare $275 per month.
Being that Reserve West contains newer homes, modern upgrades and designer touches are plentiful in the real estate. Some features found in many of the homes include stainless steel appliances and granite countertops in the kitchens, large master bedrooms with walk-in closets, and large backyards that may contain BBQ islands, covered patios, trickling fountains, and lush tropical landscaping. Reserve West is a gated community with a variety of amenities, including a pool, spa, BBQs, and a clubhouse. The community has its own children’s play area and sports field, while a short distance lies between you and a variety of biking and hiking trails.
Like the three sister Reserve tracts, Reserve West features beautiful homes with excellent amenities both inside and out. The location is one of the best in Forster Ranch as you are not far from the freeway and are only a few miles from the beach. Living in a secured community provides a certain level of tranquility and eliminates through traffic. While the views from Reserve West are not as good as in other Forster Ranch areas, select homes do have ocean views through the long canyon, but the community amenities and beautiful homes more than make up for the lack of ocean views.
The Reserve North
Reserve North enjoys the highest elevation of the four Reserve communities and features single-family homes that can be considered estates as the square footage is huge, ranging from 4,150 to 4,280 square feet and sitting on lots between 7,000 and 9,000 square feet. The floor plans include 5-6 bedrooms, 4.5-5.5 bathrooms, and 3-car garages. HOA dues are approximately $275 per month.
Upgrades are numerous in Reserve North, from the kitchens with a large center island, beautiful wood cabinets and newer appliances, to the large bedrooms with huge walk-in closets, raised bathtubs, and private balconies. The tropical landscaping is gorgeous and well maintained throughout the community. This is a gated community with a variety of amenities, including a pool, spa, BBQs, and a clubhouse. All of the streets are cul-de-sacs that are tiered in layout, creating some of the best-unobstructed views of the San Clemente coastline and city lights. The community is close to neighborhood schools, parks, hiking, and bike trails.
You really can’t go wrong when thinking of purchasing a home in Reserve North. These are in fact the largest and most expensive of the four Reserve tracts. The tract’s location is the highest of the four communities, so the ocean views tend to be the best from here, and the lot sizes are usually very big and perfect for adding a backyard pool and other outdoor amenities. Upgrades are prevalent throughout the homes, and residents have a variety of outdoor activities to choose from, both inside and out around the community.
The Reserve South
Reserve South is a gated community of 144 Single Family Homes built by Shea Homes from 2003 to 2004. The floor plans of Reserve South range from 2,456 to 2,888 square feet and contain 4 to 6 bedrooms, 3 to 4.5 bathrooms, and 2-to-3-car garages. The Reserve South is the most affordable community in the Reserves with large two story Spanish, Tuscan and Traditional style homes. HOA dues range from $250 to $275 per month.

Reserve South sets itself apart from the other Reserve communities due to its lower pricing and access to sports fields within the gated community. The homes are some of the smaller ones in the Reserve, so buyers who do not want to be overwhelmed by the size of their new home should pay close attention to the market in this community. Privacy is prevalent throughout Reserve South, and the lower elevation only adds to this quiet atmosphere; however, the lower setting does not afford the unobstructed views found in other Reserve communities.
